An early Australian Rutherglen district solid brick residence built in 1860, a winery of historic significance (1890), and strong highly regarded land ready to transform into a higher end private residence or an historical tourist hospitality enterprise.

“Greenmount” Area

Approx. 93 Acres - 38 Hectares

“Greenmount” Location

A very convenient location in the North East districts of Victoria generally referred to as the Upper Murray Valley. Amid genuine farming land and vineyards renowned for their production of high quality red wines and world class fortified wines. The farming enterprises in the area are noted for prime lamb production, prime cattle production and selected cropping enterprises. Greenmount is situated just 38km east of Albury / Wodonga with Murray Valley Highway frontage and Rutherglen only 14kms. Access to the Hume Freeway is approximately 15kms and Melbourne CBD is some 280kms which constitutes a comfortable three (3) hour drive. In addition Yarrawonga with Lake Mulwala is 45kms and Corowa on the Murray River is some 20kms. A high profile and convenient location.

“Greenmount” Homestead

A gracious single storey period home, built in 1860 by James & Rosina Martin, early settlers in the area. Solid sundried brick construction with the bricks made from the red earth excavated from the original stone walled cellar. Many original features remain throughout the home including original windows, leadlight frames, 4 metre Murray pine ceiling and principally Murray pine flooring.

In total six (6) bedrooms, with four main bedrooms within the main structure and two smaller bedrooms across the courtyard (former maids quarters). Main bedroom has ensuite installed. A wide hallway runs throughout with formal lounge, formal dining with original fire place surrounds. A further lounge sitting room again with fire place surrounds opens to the wide verandah surrounding the home and overlooks the garden.

The large country style kitchen has been refurbished over the years and offers an abundance of cupboard space and bench tops, spacious meals area with electric appliances. The kitchen opens to a courtyard area, a feature of the era. Two ensuites, family bathroom and separate showers and toilets service the whole residence.

“Greenmount” Gardens and Surrounds

Long established gardens including some original species combine with lawn areas, a long driveway of established trees and shrubs and scattered garden beds to create an “old world” garden requiring minimal maintenance.

The gardens and surrounds were an integral factor in the creation of the original surrounds and similarly remains to this day.

“Greenmount” Winery

Although remaining unused for many years and the outside appearance giving the impression of disrepair the building itself is well preserved red gum timber construction and contains three levels as was common to the era in which it was built (c1890).

The three (3) levels being a cellar, a wooden main floor and a loft level were used in earlier time for the production of white wines. Days are long since passed as to these earlier wine making processes but the building would appear to have huge potential as to the creation of an historic tourist attraction as to how the processes were in the 1800’s. A solid structure in need of refurbishment.

“Greenmount” Working Improvements

“Greenmount” has been managed as a mixed farming enterprise for many years and the working improvements are adequate for such management. Improvements include:

- Steel cattle yards

- Hay shed

- Machinery shed, open front part of which is of the original buildings

- Some older shedding in poor condition

Alternatively, “Greenmount Homestead”, “Greenmount Winery”, all working improvements, gardens and surrounds are available for private sale, on a lesser area of excellent land of say 20ha, at $670,000 (Conditions Apply).
