"Quambatook" as a whole:

LAND DESCRIPTION
An area of 850 Acres of strong grey loam soils has been pasture improved over the last 16-17 years with established pastures of rye grass, subclover and white clover forming the base with phalaris, cocksfoot and fescue being sown in some paddocks. Lime and fertiliser programs maintain a heavy stocking rate over this area. This area is divided into thirteen paddocks. Stocking in this area has varied over the years from cattle breeding or fattenining to the current enterprise of prime lambs.
"Archibalds" - an area of some 370 Acres of what might be termed rising country comprising rich decomposed red granite soils has been sown down and improved over the last five years to clover, rye grass and phalaris pasture. Well established pasture, some small area needs to be completed. Again, highly productive land, cattle or prime lambs.
"Hill Grazing" - an area of 1,000 Acres strong hill country developed by aerial seeding and superphosphate application plus ground spreading. Well cared for country with some granite outcrop areas supplying an excellent balance to the highly improved country.
"Timber Country" - an area of some 400 Acres is natural light bush country that in the past has approx 400 Merino wethers. This area has been fenced out and creates no real problem to management of the property. Fires of 2006 have burnt this country and some fences destroyed. This will be reserved. Attractive environmentally pleasant country.

MANAGEMENT

TREELINES
Treelines have been established over most of the property and are well established offering shelter and a parklike appearance to the lower country.
CARRYING CAPACITY
Carrying capacity can vary so much with seasonal conditions and management but previous management would indicate that the property varies from 6500 to 7000 DSE in the summer early autumn months but will increase to as high as 10000 to 12000 DSE from an autumn break to the end of the spring. It is suggested that depending on the enterprise this is a 9000 DSE property.
POTENTIAL
The carrying capacity will increase by the amount of pasture work initiated. This property is in a prime position with many options for subdivision. Greater Hume Shire could allow for as low as 40 ha (100 Acre) subdivisional allotments under the present LEP. Two x 40 ha (100 Acre) allotments have already been excised. There is in place a much broader subdivisional plan that could be discussed (STCA).
