LOCATION/DISTRICT
Located in the Jingellic district of the Upper Murray. Approx 110kms from Albury-Wodonga, 118kms south east of Wagga Wagga and 40kms east of Holbrook. Townships of Walwa (VIC) and Jingellic (NSW) offering all community facilities.
TOPOGRAPHY & SOILS
“Narooma – Rura-Dene – Lightwood” divides into several categories being some 280 acres (113ha) of typical Murray River flats with some lower areas offering late spring summer fattening country. Approximately 250 acres (110ha) of prime highly improved loam country, 1200 acres (300ha) well maintained decomposed granite type soils and 200 acres (80ha) hill grazing country. A small area of some 26 acres (10ha) offers direct frontage to the Murray River. An extremely well balanced property of loam, decomposed granite soils with some small areas of granite outcrop. The whole property is easily traversed and accessed with soft undulation, river and creek flats and some low hill.
PADDOCKS & FENCING

IRRIGATION
Although present ownership has never had the need to irrigate on the property, nevertheless, there is an irrigation water entitlement to pass with the property of 250 megalitres (units). Detail of this licence is outlined in Certificate of Title WAL 28738. This is a ground water licence to pump from sump aquiver on “Rura-Dene”. There is no infrastructure associated with this licence. There is also a stock and domestic licence of some 2 megalitres allowable to pump from the Murray River. A pump and motor is situated on the Murray River.
PROPERTY NOTES
“Narooma – Rura-Dene – Lightwood” is in fact an aggregation of three (3) previously independent properties. The Murray family have over a long period acquired both “Narooma” and “Lightwood” from their original base of “Rura-Dene”. Careful planning and good farming practices have seen these individual properties merge together to become a complete unit highly productive and well recognised cattle grazing and fattening enterprise of 600-650 cows and calves. The carrying capacity is based on the proven conservative stocking numbers of 500 breeding cows with all progeny carried forward to eighteen months of age in a value adding fattening program.
“Narooma – Rura-Dene – Lightwood” only becomes available on the retirement of both Barry and Tony Murray. Rarely does such an opportunity present in the Upper Murray district to purchase a well cared for conservatively managed property of such a scale.
